A lot depends upon the tools you are used to using.. If you have a system you use for reading printed documents, on your phone, for instance, use that. Let the person who is renting the apartment fill out forms. Have them read them back to you before signing.
If I were renting or leasing today, I would go to a firm that specializes in that. They will have a wider range of housing available. After you tour the apartment, and if you decide to lease it, bring a friend in to take pictures. Not any imperfections in the physical space, e.g. stains, anything broken. Anything worn, furniture if furnished, appliances, and anything else that might be a problem when you move out. Don't depend upon the firm renting the space to be honest about the shape things are in. Plan on problems when you move out. Remember, anything that is wrong with it now, may still be wrong when you move out, and if undocumented, it could be charged to you.
Again, learning your environment is conditional upon how you work. I learn things on my own, with little help, but I've been doing it for a while. Use what works for you.

Indeed all really exciting strides forward for a prospective teacher--congratulations!!

In terms of the literature about the property, here, all the usual stuff that is encountered where ever you go applies, that is, the proprietor reads off FYI bullet points displayed on the forms so you know what it is to which you're applying your signature, all that can be done verbally, no need to bog down things by trying to acquire it in accessable format. Where ever possible, by simply securing a verbal sketch of relevant docs, the better, you just ask the proprietor all the usual details regarding the administrative minutea of the place: rental payyment schedules and the like, walkthrough details, rental payment etc. I have been renting since before turning 18.
