Good luck with this one, Hannah. You got your work cut out for you, certainly. Stick to your guns though 
I would maybe contact the landlord myself and keep them informed of the problem, what you're doing to be as un-intrusive as possible, etc. this way if a complaint makes it that high they are prepared with the measures you've taken
(And besides its always good to report and document concerns so if something were to arise down the road you're covered, prepared or making someone else meld educated so when a future handler has this problem your landlord will know how to resolve it)
