Hi Julie,
That fits pretty well with how I perceived things. Also, we got confirmation with a realtor who helped us locate this property that this was boiler plate language, and that we would only be charged in the case that there was an actual problem discovered. So, feeling a lot better about things. Still, thanks again for your thoughts!

Yes, we are sad to be leaving Nebraska. We made a lot of great connections there, and hope to remain in contact with everybody.
