Hi Matt,

I agree with Julie, and I would add: Be sure you take lots of
pictures/videos before you move in and after you move out. Your landlord
should give you a check-in form. Be sure to document everything that has
any flaws/broken/dirty/stains both inside and out and be sure to ask for a
copy of that completed form for your records.

Good luck, Janell and Miss Rosy

Hi Julie,
That fits pretty well with how I perceived things. Also, we got confirmation
with a realtor who helped us locate this property that this was boiler plate
language, and that we would only be charged in the case that there was an
actual problem discovered. So, feeling a lot better about things. Still,
thanks again for your thoughts!

Yes, we are sad to be leaving Nebraska. We made a lot of great connections
there, and hope to remain in contact with everybody.

Kind regards,
Matt

landlord means that you will have to pay for the repairs/cleaning if needed,
then yes, I believe it is legal. If he is going to make you pay as a matter
of course, then that would seem to be a problem. That said, presumably this
would all play out after you have moved out. Not sure how you would be able
to prove that their weren't fleas/dirt/whatever. What does your gut feeling
tell you about the landlord? My experience suggest that people are either
decent or not and that generally that is apparent from the beginning.

are going back to renting. I got the lease contract last night, and it
includes some language about the tenant agreeing to pay for professional
cleaning and flea extermination if they have a service dog. I am trying to
find out if the landlord meant only if they found evidence of fleas when we
vacate, or if regardless, we h to pay for such treatment.
> I am not an ADA expert, but I don't see anything there that overtly
contradicts the ADA. Nevertheless, I'm not sure I she be forced to pay for
something like this, when I give my dog regular flea, tick and heartworm
prevention; the implicit assumption that my dog is unkempt doesn't sit well.

weigh in and give me some advice on how to negotiate on this point. Again,
if my dog does cause damage, or does end up with a flea problem, well then
sure, that's my responsibility to remedy.
